Hawthorn triple premiership player Josh Gibson has traded his Elwood property in an off-market deal.

The price achieved by the three-bedroom Edwardian at 48 Broadway is undisclosed, but the Herald Sun understands it fell between $1.6-$1.7 million.

Marshall White Bayside director Matthew Pillios said he tackled the off-market sale by calling “a lot” of prospective buyers on the databases of his agency’s Bayside, Port Phillip and Armadale offices.

Of those, 10 privately inspected the house before a deal was done with a young family from the Port Phillip area.

Mr Pillios said the buyers had “always wanted to live in Elwood”, and planned to move into the pad before renovating it down the track.

“You could potentially extend the property upstairs and give it a good reno,” the agent said.

“But importantly, it is liveable for the first couple of years.”

Mr Pillios said Gibson was “rapt” with the sale, adding off-market deals were “as hot as they’ve ever been” in the uncertain coronavirus-impacted market.

“But with open houses back (following a Victorian Government announcement last week), I expect on-market listings to increase,” he said.

“We had a phenomenal first weekend back doing opens, above expectations in terms of numbers.

“I have a feeling the rest of May and June will be a lot stronger than the past eight weeks.”

CoreLogic records show Gibson paid $1.31 million for the property in September 2014, shortly before winning his second flag with Hawthorn.

The 36-year-old — who racked up 225 AFL matches for North Melbourne and the Hawks before retiring in 2017 — initially lived at the semi-detached house, but had most recently rented it out.
